Rubicon uncovered a zoning discrepancy in the City records impacting two blocks of Mission Street. With this finding, Rubicon's goal was to acquire as many buildings with the lesser-value zoning designation before the City corrected higher value designation. The balance of the market was unaware of this opportunity. Burgeoning location with "catalyst" companies moving into the submarket. Surrounded by over 4.500 new residential units and one block from transit and walkable amenities and services. Convert and redevelop into creative and collaborative office.

The project involved a significant transformation, transitioning the zoning from a parking garage to an office space. The extensive repositioning efforts encompassed multiple key aspects, such as the demolition of parking ramp infrastructure, a comprehensive seismic retrofit including micro piles up to 80 feet deep, concrete shear walls, spread footings, grade beams, and collector beams.

Furthermore, the project included the installation of a new three-stop, 3,500-pound passenger elevator, modernized mechanical, electrical, plumbing, and fire sprinkler infrastructure, as well as new facilities like bathrooms, showers, locker rooms, and bike rooms. The addition of new stairwells at the front and rear of the building enhanced accessibility.
A dedicated lobby on Mission Street was introduced to accommodate multiple tenants, alongside new storefront systems. Additionally, the project incorporated two new mezzanines and activated previously unused basement space, resulting in a remarkable 21% increase in rentable square footage, expanding from 36,000 SF to 43,489 square feet.
